How Elite Products Fail – and How We Fix Them

  • Elite CSW-200 swing operators – seized articulating arm bushings. The CSW-200’s cast aluminum arm housing sees a lot of grit from Santa Ana winds and Valley dust. The factory grease dries to paste, the bronze bushing wallows out, and the arm starts chattering before it binds completely. We pull the arm, machine the housing if it’s within spec, and install a sealed aftermarket bushing with high-temp grease rated for Los Angeles summer heat. Cheaper than a full arm assembly, and it outlasts the OEM part.
  • Elite SL-3000 slide gate motors – stripped limit switch cams. The SL-3000 uses plastic cams on a metal shaft. After five to seven years of daily cycles, the cam bore rounds out and the gate “forgets” its open and close positions. We see this constantly in Pacific Palisades and Hancock Park, where these motors were popular in the early 2010s. We replace both cams and calibrate the limit switches with a multimeter, not by eyeballing it. The gate learns its stops precisely.
  • Elite Miracle One control boards – capacitor swelling and relay failure. The Miracle One board runs hot in unvented Los Angeles stucco enclosures. The 35V filter capacitor domes out, voltage ripple hits the relays, and you get intermittent operation or a dead motor. We test ESR on every capacitor, replace with 105°C-rated parts, and add a vent block if the enclosure has no airflow. This repair saves the $400-plus board replacement most companies push.
  • Elite Q-021 loop detectors – false vehicle detection from rebar interference. The Q-021 is sensitive to the steel mesh in older Los Angeles driveways, especially in hillside homes where rebar runs shallow. The detector “sees” a car that isn’t there, holding the gate open.
